When your water heater starts acting up, the first question most homeowners ask is: should I repair it or replace it? The answer depends on several factors — age, repair cost, efficiency, and the type of problems you are experiencing.
The Age Rule
The most important factor is how old your water heater is. Traditional tank water heaters typically last 8 to 12 years. Tankless water heaters can last 20 years or more with proper maintenance.
If your water heater is under 8 years old, repair is usually the right call — assuming the repair cost is reasonable. If it is over 10 years old, replacement almost always makes more financial sense, even if the current repair seems minor. Older units tend to fail repeatedly, and the efficiency of new models will save you money on energy bills.
The 50% Rule
A simple guideline: if the repair cost is more than 50% of the cost of a new water heater, replace it. For example, if a new water heater costs $1,200 and the repair quote is $700, replacement is the smarter investment.
Signs You Should Replace Rather Than Repair
Rust-colored water: Rust inside the tank means the anode rod has failed and the tank is corroding. This cannot be fixed — only replacement resolves it.
Water pooling around the base: A leaking tank usually means the tank itself has failed. Tanks cannot be welded or patched.
Repeated repairs: If you have had multiple repairs in the past 2-3 years, the unit is reaching end of life.
Significantly higher energy bills: Older units lose efficiency as sediment builds up. A new unit can reduce water heating costs by 15-30%.
Should You Switch to Tankless?
Tankless water heaters heat water on demand, so you never run out of hot water and you only pay to heat water you actually use. They cost more upfront but last twice as long and use significantly less energy.
For Ontario and Inland Empire homes, tankless is worth serious consideration — especially if you have a large family or are planning to stay in your home long-term.
