Seismic Gas Shut-Off Valves: Why Every California Home Needs One

March 25, 2025·3 min read·Corona, CA

Living in Southern California means accepting that earthquakes are part of life. What many homeowners do not realize is that fires — not the shaking itself — are responsible for much of the structural damage after major earthquakes. And many of those fires are caused by ruptured gas lines.

How Earthquakes Cause Gas Fires

When an earthquake strikes, the ground movement can stress, crack, or completely rupture gas lines inside and outside your home. If a gas line breaks while the supply is still flowing, gas accumulates rapidly. Any spark — from electrical equipment, a water heater pilot light, or even static electricity — can ignite it.

After the 1994 Northridge earthquake in Los Angeles, more than 100 fires broke out across the region, many caused by broken gas lines. The fires burned for days in some areas.

What Is a Seismic Gas Shut-Off Valve?

A seismic gas shut-off valve (also called an earthquake valve) is installed on your gas meter. When it detects ground motion above a certain threshold — typically 0.2g, roughly equivalent to a magnitude 5.0 earthquake nearby — it automatically shuts off the gas supply to your home.

The valve does not require electricity or any manual operation. It works purely on motion detection. Once triggered, the gas stays off until a licensed professional manually resets it after verifying the lines are intact.

Is It Required in California?

Some California cities and counties now require seismic shut-off valves on new construction or when gas meters are replaced. Even where not required, many insurance companies offer discounts for homes that have them installed.

Given the seismic risk throughout Southern California — including the Inland Empire, which sits near several active fault lines — it is a smart investment for any homeowner.

Cost and Installation

Seismic shut-off valves typically cost $200–$400 installed by a licensed plumber. The installation takes about an hour and requires shutting off the gas briefly.

Regal Plumbing & Rooter installs seismic gas shut-off valves throughout the Inland Empire including Corona, Ontario, Rancho Cucamonga, Fontana, Pomona, Upland, West Covina, and Chino. Call (909) 600-4561 to schedule installation.
